今回は、独身者だからの住宅事情です。
ズバリ、おひとり様は一生賃貸なのか家を買うのかを考えてみようと思います。
独身なのに家を買うの？
固定概念もあると思いますが、家を買う＝家族もちというのは少なからずありませんか？
私はありました。
幼少期はみんな賃貸もしくは祖父母と同居して、ある程度の歳になると親が家を買うというのがセオリーだった気がします。
それを見て母親が「〇〇さんのところ家買ったんだって～」と羨望の眼差しで見ていました。(笑)
なので、単身者が家を買うなんて想像もしていませんでした。
ましてや女性がなんて！
だけど時代は令和！進んでいます！！
買う買わないも自分で決める時代だと思っています。
女性だって選択肢は増えました。
買うことだって特別ではないし、身の丈に合った金額のものもたくさんあります。
調べてみる価値はあると思います！
そんな私も・・40代で購入したので嘘じゃありませんよ。 ＾＾
賃貸と分譲はどちらがお得？
一生賃貸なのか家を買うのか・・・いろんなところで聞く話です。
多くの雑誌にも特集されている話題だと思います。
ただ、結局どこにも結論は書かれていません。（汗）
スカートがいいか、ワンピースがいいか、それともパンツがいいのか。
それくらい人ぞれぞれ好みの問題だからだと感じています。
もちろん、年収が1千万オーバーとかの人なら違うのかもしれませんけど・・・
それでも、購入するならそれなりのメリットと一緒にリスクがあります。
なかなか賃貸に戻ることはできません。（ローンを組む前提ですが）
それを理解した上で判断することはとても重要だと思います。
賃貸と分譲の金銭的な違い
まず一番に思い浮かぶのは金額のことですよね。
賃貸の更新料や分譲の固定資産税など考えず、毎月の支払だけで考えてみます。
25歳から一人暮らしをしたと仮定します。
家賃は60,000円。
女性の平均寿命が87歳程度なので、とりあえず85歳まで生きたとしましょう。
すると、、、61年間家賃を払うことになります。
61年×60,000円＝43,920,000円
なんと、4千万円以上が家賃に消えていくことになるんです！
一円も戻ってこないお金ですよね・・・
でも安心してください！
これはあくまで25歳と仮定したものです。
スタートが若いのでかなり払う（お金を捨てている）感覚になりますが、今の自分の年齢だったら違った結果になります。
例えば40歳なら、残りは46年しかありません。
46年×60,000円＝33,120,000円
自分の年齢で考えてみないと、実際のところはわかりませんよね。
毎月の支払を60,000円じゃなく100,000円だったらまた違う結果になります。
こうやって自分の今払っている家賃と年齢で考えることが大切です。
ここまで計算したら、やっぱり買うほうが高いじゃん！となることもあるでしょう。
ローンの最長が35年なので、35年後を考えたとします。
もし家賃のほうが総支払額が安いとして、こっちのほうがお得！だと思うのは少し待ってください。
単純に支払額だけならそうですが、35年後に資産として残っているのはどっちでしょう？
家賃だったら支払額は少ないかもしれませんが、一円も自分に返ってこないお金です。
ここが大きな違いです！
もし購入していたら、たとえ価値は下がっていたとしても自分の資産ができているはずです。
そのときの市場価値は誰にもわかりませんが、少なからず売ることはできるでしょう。
すなわち・・お金に換えることができるわけです。
ここが大きな違いじゃないかと感じます。
一軒家にしろマンションにしろ、売却ができる資産になることは賃貸ではありえません。
支払額以外にもそんな見えない価値もあることを意識してみると違ってきますよ！
なら結局買ったほうがいいの？
そう考えますよね？
ここがまた難しいところなんです。（涙）
このままずっと独身で、震災なんか起こらず、欠陥住宅じゃなければお得なのかな～と思います。
月々、家賃と変わらない額の支払いなら当然ですよね。
ただし、本当に未来はわかりません。
ある日突然恋に落ちて、相手が転勤族だったら・・・住み続けることができなくなります。
仕事を辞めて彼についていく！！と思ったら、ローンを支払い続けて人に貸すか売るかになります。
もし大きな地震や台風などの災害で被害に遭ったら、ローンだけ残って住居を失うことになります。
ここ最近の災害の多さは身をもって感じています。
持ち家だからこそのデメリットがピックアップされることも多いですよね。
しかも、自分では回避できないものです。
もちろん、そのリスクヘッジのために火災保険や地震保険に入りますが・・・
全部をカバーするのは無理な話しです。
実際、東日本大震災でも熊本地震でもマンションを買っていた友人が大変な目に遭ったのを知っています。
優遇措置を受けてはいますが、二重ローンを組んだ人もいます。
もし賃貸なら安全なところへ引っ越しをしればいいのですが、持ち家だとそうもいきません。
これは明らかにリスクです。
そして最後が欠陥住宅などのリスク。
これに関しては、どの会社が建てたものかなどある程度自分で見分けることはできます。
それでも、持ち家である以上、不具合があるからとそうそう転居できないものです。
悪い意味で足かせがある生活にはなってしまいます。
金銭的以外に違いは？
これは完全に私の主観ですが、住んでみて賃貸と分譲では全然違います！
一番違うのは設備関係だと感じます。
（もちろん、家賃が20万も30万もする芸能人が住むような賃貸は別だと思います。住んだことがないのでそれすらわかりませんが。（笑））
例えば、お隣同士に分譲と賃貸のマンションが建っていたとします。
ポストを見ただけでなんとなくわかります。
今どきの分譲に宅配ボックスがないところはないです。
逆に、賃貸はというとあったとしても小さいやつが1つか2つ。
私は賃貸で宅配ボックスがある家に住んだことがありません。
新築にもありませんでした。
そして、室内の設備も全然違います。
挙げたらキリがありません。
浴室乾燥機があるなし。
浄水器があるなし。
ベランダのサイズが全然違う。
壁の厚さが全然違う。（隣の音なんて聞こえない）
お風呂が広い。
賃貸でも全部を満たしてくれるところはあると思いますが、家賃の上昇は否めません。
賃貸は賃貸なりの設備なのはしょうがないことだと感じます。
実際買ってみてどう？
一番気になるところですよね。
購入して1年になりますが、私は正解だったと思っています。
住めば都と言うだけあって、どこに住んでも1年もたてば快適にはなると思います。
それでも、払った分は少しだけど自分のものになっているというのは、払い損な気はしないです。
無理なローンを組んだわけではないので、月々の支払は家賃のときとほぼ変わりません。
なので、大きな負債を背負ってしまった・・・なんて悲観も全くないです。
良くも悪くも全く生活が変化していません。（笑）
もちろんデメリットもありますよ！
住環境が気に入らないとしても、もう引っ越すことはできません。
うちは冬の日当たりがいまいちです。
それがなんだか気に入りません。
それ以外にも、ちょっとキッチンの作業スペースが少ないなとか、ベランダの非常口が邪魔だなとか、住んでみたらでてくることもあります。
完璧はないと思っているので、許容範囲ですが、そんなことが気になってもどうにもならないのが買った場合のデメリットですね。
